What affects a commercial carpentry quote in Melbourne?

Two commercial carpentry quotes for the same project can differ widely, and the reason is rarely the hourly rate. It is what each contractor has assumed about scope, access, program and documentation. Here are the factors that actually move a commercial carpentry price, from a carpentry contractor that works for Melbourne builders and head contractors.

An incomplete scope is the most expensive kind.

A commercial carpentry price is only as good as the information behind it. Current architectural drawings, structural details, the finishes schedule and a clear scope split between trades let a carpentry contractor price what will actually be built. Missing detail gets priced as risk, or excluded and picked up later as a variation.

The trade split matters as much as the drawings. Who frames the bulkheads? Who sets out for joinery? Who installs doors and hardware? Write it down before tender, and two carpentry prices become directly comparable.

Labour-only, fix-only or supply-and-install.

Some commercial carpentry quotes cover labour only, with a crew working under the head contractor's supervision. Others are fix-only, with materials supplied through the builder's preferred supplier. Others include supply. Each carries a different level of risk and coordination, and each is priced differently.

Machells works either way: as a full scope we deliver, or by the crew on your site, under your program. On larger jobs, a full carpentry package keeps one contractor accountable from first fix to second fix.

Steel stud, timber stud, or both.

Commercial framing can be steel-stud, timber-stud or a mix of the two, with engineered timber such as LVL, glulam and I-joists where spans demand it. Steel-to-timber connections, fire-rated wall systems and acoustic details all add steps that have to follow the engineer's and the manufacturer's specification.

None of this is optional once it is on the drawings, so it belongs in the quote from the start. A price that treats a rated wall like a standard partition will not hold.

Where carpentry meets everyone else.

Ceiling framing and set-down for suspended ceilings, timber lining and battening, and the interfaces with joinery, partitions and services take coordination time as well as installation time. The more trades that meet the carpentry, the more set-out checks, hold points and sequencing the price has to allow for.

Clear interface details on the drawings, and an agreed sequence with the other trades, take guesswork out of the number.

The site sets the pace.

Upper levels, restricted loading docks, hoist and crane bookings, occupied buildings and limited material storage all slow a crew down. Inner-city sites often add delivery windows and street-access rules. Each of these changes how many hours a scope takes, even when the drawings are identical.

Tell the carpentry contractor how material gets to the work face, and what the site rules are, before they price it.

Compressed programs cost more to resource.

A realistic program lets a contractor plan crew numbers across the job. A compressed program, staged handovers, work that stops and starts while other trades catch up, or out-of-hours work in an occupied building all need more resourcing and more management.

Share the overall build program at quote stage. The earlier a carpentry contractor sees it, the better they can plan crew allocation, and the more accurate the price.

Part of the price, not an extra.

Head contractors expect site-specific SWMS, ITPs, QA records, a variation register and regular written reporting. Insurance matters too: Machells carries $10M public liability and workers compensation, with certificates of currency provided before mobilising.

Documentation done properly takes time, and a quote should allow for it. A price that leaves it out tends to come back as delays at hold points. For how we run this on site, see our commercial carpentry page.

What to send for a commercial carpentry quote.

Send current architectural and structural drawings, the finishes and door schedules, the trade split, whether materials are supplied, site access and logistics details, and the program with a target start date.

We return an itemised quote with assumptions and exclusions written out, so there are no surprises at variation time. Variations are priced and issued in writing within 48 hours of instruction.
