What affects the cost of house framing in Melbourne?

House framing cost in Melbourne is not one number. It depends on what is being framed, how it is engineered and how the site runs. Here are the factors that actually move a framing price, from a framing contractor that works for Melbourne builders.

The single biggest cost driver.

A rectangular single-storey home with standard ceiling heights frames quickly. Every set-back, angled wall, raked ceiling, bulkhead and large opening adds cutting, extra studs, lintels and checking time. Two homes with the same floor area can take very different amounts of labour to frame.

When you compare framing prices, compare them against the same drawings. A rate per square metre means little until you know what is being framed.

Going up costs more than going out.

A double-storey home adds a whole floor system: joists or a cassette system, bearers, and the levels that everything above depends on. It also adds working at height, edge protection and the time it takes to lift material into place.

Upper floors are the datum for everything above them, so they have to be checked before the first joist goes down. That time is worth paying for: an out-of-level floor shows up in every trade that follows.

Trusses or a pitched roof built on site.

Prefabricated trusses usually make roof framing faster on site, but the set-down still has to be coordinated with the truss supplier so deliveries arrive in the order the crew needs them.

Conventional pitched roofs, complex raked roofs, hips and skillions built on site take more carpentry hours. Any error in the wall frame shows up at roof stage, which is why the wall frame has to be right first.

Specified by the engineer, not optional.

LVL beams, glulam, I-joists and steel-to-timber connections are common on modern Melbourne homes, especially with wide openings and open-plan layouts. They cost more than standard framing timber and take more care to install, because penetrations and fixings have to follow the manufacturer's specification.

Bracing and tie-down are also set by the engineer. On windy or exposed sites, and on taller homes, expect more bracing and strapping, and more time to install it properly.

Problems found early are cheap. Problems found late are not.

Before any timber is cut, a good framer checks wall lines, openings and set-downs against the architectural and structural drawings and against the slab that is actually there. If the slab is out, finding it on day one costs a phone call. Finding it at lock-up costs rework.

A framing price that skips setout checks can look cheaper on paper and cost more by the end of the job.

Know what is included.

Some framing quotes are labour-only, with the builder supplying the timber and trusses. Others include supply. Some cover framing only; others carry on through fix-out. Make sure you are comparing like with like before you compare numbers.

Machells works either way: as a full scope we deliver, or by the crew on your site and under your program. If you want one contractor from frame to fit-off, a full carpentry package keeps the same crew on the job throughout.

The site sets the pace.

Tight inner-suburb lots, limited material storage, steep blocks and restricted delivery times all slow a framing crew down. So does a program that stops and starts while other trades or inspections catch up.

A clear start date, materials on site when they are needed and a realistic program keep framing costs predictable.

What to send a framer for a quote.

The more complete the information, the more accurate the price. Send the current architectural and structural drawings, the engineer's bracing and tie-down details, the truss or engineered timber layout if there is one, whether timber supply is included, and your program and target start date.

For how we run framing on site, see our house framing contractors page, or residential builds if you need the full carpentry scope on a new home.
