Commercial stairs are compliance work. Rise, going, landing dimensions, handrail heights and balustrade fixing are all code-governed and all inspected. Unlike residential, there is no tolerance for approximation — a stair that does not comply gets rebuilt, and it holds up occupancy.
Fit-out programs are unforgiving. A commercial fit-out runs to an opening date that is usually already committed. Stairs sit on the critical path because the trades above cannot work until access is in. Late stairs delay everything behind them.
