Modular install — Ausco, Ballarat

Everything after the module lands.

Modular buildings turn up on a truck — and the real work starts the minute they're lifted into position. We run the full site-work scope that turns a delivered module into a finished, occupiable building: blocking and levelling, insulation, internal fit-out, refurbishment, and the external access the certifier needs before handover.

We work with modular manufacturers and head contractors across education, accommodation, commercial, healthcare and site-office projects — delivering the on-ground carpentry and construction work that sits outside the factory build.

What we deliver.

  • Modular fit-out — internal carpentry, linings, joinery coordination, second-fix finishing
  • Module refurbishment — strip-out, re-line, re-fit, re-commission of existing modular stock
  • Blocking and levelling — piers, footings, packers, levelling to spec and engineer's drawings
  • Insulation of modules — wall, floor and roof insulation post-install
  • Covered walkways — framed walkways linking modules, weatherproof and code-compliant
  • Decking — timber and composite decking, platforms, transition zones between modules
  • Stairs & ramps — compliant stairs, disability-access ramps, landings and balustrading
  • Site coordination with the modular supplier, crane company and certifier
  • Full documentation — SWMS, ITPs, QA sign-off, handover packs

One contractor, start to handover.

Modular jobs fail when the site work gets split across three different trades who don't talk to each other. We take the whole site-work scope as one package — so the blocker, the carpenter, the insulator and the stair-builder are all on the same crew, running to the same program.

Lift day ready. We coordinate with the crane company and the module manufacturer so piers, packers and levelling points are set before the truck arrives. No standing around, no re-schedule fees.

Weather-sealed fast. Insulation, connection seals and walkway covers go in as soon as modules are landed — not weeks later. Keeps the project weather-tight and the internal fit-out on program.

Compliance built in. Access stairs and ramps built to the National Construction Code — not just the drawings. Handover happens without certifier back-and-forth.

When to call us.

  • Modular manufacturers needing a Melbourne-based install partner across multiple site deliveries
  • Head contractors with modular components in a wider project — schools, accommodation, healthcare, commercial
  • Refurbishment of existing modular stock — strip, upgrade and re-commission for a new site or tenant
  • Projects with covered-walkway, decking or ramp scopes linking multiple modules
  • Site-office and demountable installations with blocking, levelling and access scope

Common questions.

Do you work directly with modular manufacturers, or through head contractors?
Both. On some projects we're engaged directly by the modular supplier to install their product; on others we sit under a head contractor delivering the site-work package. Either model works.

Do you travel for modular jobs outside Melbourne?
Yes — regional Victoria is standard, interstate on a case-by-case basis depending on scope size and program.

Can you handle the full install package including certifier sign-off?
Yes. We run the documentation through the build — SWMS, ITPs, QA records, handover pack — so the certifier inspection is the end of the process, not a surprise hold-up.

What about refurbishment of older modules coming off a previous site?
A big part of our modular work. Strip-out, re-line, insulation upgrade, re-fit of internal elements, external access and weather seals — ready to redeploy to a new site.

Modular job on the way?
Send us the scope.

Lift date, site address, module count, scope summary — we'll respond within one business day with a realistic price and program.
